Lake County is approximately two hours away from the San Francisco bay area and Sacramento. It is home the largest freshwater lake in California (California shares Tahoe with Nevada so it doesn't count). At over 150,000 years old the lake is one of the oldest lakes in the world. Most lakes its age will long have filled with sediment, dried up, and are a large field by now. The unique quality that this lake has is that the bottom of the lake actually drops down deeper into the ground at the same rate that sediment fills it in. The average depth of the lake is 27 feet and a maximum depth of 60 feet. Some people call the lake bottomless and if you count the many freshwater springs below the surface of the lake that continuously pump water in, then they are correct. Many caves under the surface of the lake extend further than they can be explored.
The lake has been home to numerous Native American tribes with Pomo and Miwok being
the most well known.

"Largest Natural Lake In California"

Quick Fact: Lake County has been listed as the cleanest air in California every year as long as records have been kept.

Vineyards were once the predominant agricultural fixture but with the enactment of prohibition most of the vineyards were removed and replaced with Pears and Walnuts which today are still found throughout the county. Presently, the vineyards are returning at rapid rates and producing superior wines. Much of Sonoma and Napa Counties' Wineries are growing their grapes in Lake County. With the volcanic soil, high altitude, and low rainfall, Lake county vineyards are capable of producing superior grapes.

Quick Fact: Clear Lake is known as The bass fishing capitol of the west

Fishing in the lake is done year-round with fishing tournaments scheduled every month of the year. Clearlake Oaks sponsors a Catfish derby with the annual winners consistently above twenty pounds for a single fish. The lake is host for the native Lavinia exilicauda commonly called Hitch and also Largemouth bass, catfish, crappie, carp, bluegill, shad, trout and several other species. In 1992 commercial carp fisherman on the lake reported catching a 25 pound Largemouth Bass in with their catch; they reportedly weighed it and released it (keeping it would have been a felony). Many bass over twenty pounds are reported in the lake but none have been recorded as of yet. The current world record of 22 pounds 4 ounces was caught in 1932 by George W. Perry at Montgomery Lake in Georgia. To qualify as a world record the fish must be seen by at least two witnesses and a representative of the Department of Fish and Game and it must be weighed on a certified scale.
Hunting is also popular with large amounts of black tailed deer, wild pigs, turkeys, pheasant, doves, and other upland game birds, not to mention the almost inconceivable amount of waterfowl. Although not hunted the county also is home to Elk, bears, mountain lions, birds of prey, egrets, and several types of heron and bitterns. Bird watching and astronomy are also popular across the county.

Looking up during a clear night can be pleasant surprise to visitors because the lack of Light pollution from city sources makes stars so numerous that the Milky Way is easily seen even on nights illuminated by a full moon.

Quick Fact: There are only ten stoplights in the entire county.

The largest town in Lake County is Clearlake (pop approx. 13,000) but the county seat is in Lakeport (pop approx 5000). Although it takes roughly an hour to circumnavigate the lake by road it is not uncommon for people to live their lives never visiting the opposite side of the lake that they are on.

Quick Fact: There has never been a sighting of Big foot in the county.

Lake County is basically the top of a long dead volcano which supplies a vast amount of geothermal energy, hot springs, and volcanic deposits. The large amount of faults and geographical activity in the area give the county the benefit that tectonic pressure never has a chance to significantly build up making larger earthquakes almost impossible to form. Although the San Francisco 1906 quake was felt in Lake County the damage received was insignificant. The volcanic past makes the county a geologists and rock hounds dream. Obsidian in large amounts and sizes is commonplace and a large amount of homes decorate their yards with it. Lake county diamonds are a type of quartz that is unique to the area. Many different types of mines both operational and abandoned are found in the county.

Quick Fact: Although most lakes its size has some sort of reports of lake monsters including Tahoe's Tessie Clear Lake has never had a report of a lake monster.

Lake County has the benefit of both being secluded yet within a reasonable distance to major cities.

Real Estate Tips
Pricing >The Value of Your House

One of the sayings from the "gold-rush" days--"Them that's got the gold, sets the price!"--is also a principle that applies to real estate. We say that a house is only worth what someone will pay for it, even though the owner, the bank, and the agent all have their own opinions about the "market value" of a home. In other words, no sale ever takes place until the buyer agrees with the price.

How can sellers arrive at the maximum "fair" price that buyers are willing to pay? Buyers (and appraisers) make their decision based on comparisons. While shopping for a home, buyers will visit many similar homes in their price range and measure the features of each one against the price. They decide which house offers them the maximum value for the price. Buyers do not expect a home to be a "steal" or dramatically under-priced, but they do expect it to be a fair value.

Sellers must determine the value that their home offers in order to arrive at the right price. The real estate agent will advise the sellers what buyers should be willing to pay for their home, but the asking price is set by the seller.
